Centennial’s effective property tax rate rose from 0.6% in 2017 to 0.7% in 2025, a change of 0.1 percentage points across nine years, as reported by BlockShopper.com.

Within Arapahoe County, the average effective property tax rate remained steady at 0.6% from 2017 to 2025. For 2025, the Centennial rate stood above the county average.

Centennial experienced the third smallest increase in effective property tax rates among 24 Arapahoe County cities reviewed for that period.

In the 2025 analysis, Centennial held the ninth spot in Arapahoe County for its effective property tax rate of 0.7%, when compared with other local cities.

This figure is 0.8 times less than the U.S. average effective property tax rate of 0.888% found in 2024.

The U.S. median home price climbed in 2025, reaching about $447,000 in June, up 1.13% from a year before, per Redfin data. The same data reveal a substantial divide in supply and demand, with sellers outnumbering buyers by 36%—or 508,715 homes. Redfin considers a balanced real estate market as having seller and buyer counts within 10% of each other.

Homeowners may see growing tax bills when property values rise, regardless of whether tax rates fall or stay the same. Because property tax charges are based on the tax rate and property’s assessed value, an increase in home prices means a larger tax base and often higher owed amounts—even during local rate drops. According to a Lincoln Institute of Land Policy study, the average effective property tax rate for a median-priced home in each state’s largest city declined by more than 5% from 2023 to 2024.

At the same time, rising property values have boosted tax bases in many regions. Since property taxation is based on market price, increases in home value can result in bigger bills, even if the rates drop or are unchanged. Studies in U.S. housing also show that a 1% gain in median home price is tied to a roughly 0.71% drop in the effective tax rate, showing how rapid home price growth can drive rates down while municipal revenue still rises.
